A Good Agent Is Key to Selling Your Home

Selecting a good agent or a not-so-good agent can mean the difference between selling a house in a timely fashion or having it languish on the market for months or even years. Finding an astute real estate agent is not an easy task, however. A Realtor who is skilled at selling one type of property may not be the ideal person to market every home; and not every agent's style will match every seller's personality.
For these reasons and more, sellers should take the selection of an agent seriously and invest some time in their search for a representative. Referrals are one good way to get started, as is researching the top-selling agents in a given area. Sellers also should consider whether they want the attention of a small local agent or the name recognition of a larger national broker. While neighborhood brokers may be more in touch with the community, they often fall short on marketing dollars and technology.
After finding several suitable candidates, sellers should interview them in the same way that an employer would look upon a prospective employee. Performance, personality, professionalism, and experience are important aspects for a seller to consider. Sellers should also inquire about the agent's marketing strategy for the home as far as advertising and showing the home is concerned.
The most important aspect of the seller-agent relationship is communication. A seller should be able to contact an agent with relative ease and should also make sure that the agent listens to and understands any concerns. If sellers do their homework, they will find an agent who will make the sale of their home a walk in the park.
